Attorney-Led Contract Negotiations & Closing Representation
Many Realtors will tell you that they will review your contract when you build a new house. In other words, they’re willing to break the law by pretending to provide a service. Realtors are only allowed to use contracts drafted by an attorney on their behalf. In other words, they can fill in the blanks on form contracts, nothing more. Builder contracts are drafted to protect the interests of the builder, not the buyer – and the new arbitration rules strip you of your rights. A contract review is simply not enough and implying that it is sufficient is unethical and illegal. Only an attorney can properly review, interpret, draft, and amend a builder contract to protect your interests. Realtors who attempt to do so are practicing law without a license. That’s why our on-site attorney will handle contract negotiations, amendments, and attend your closing. With an attorney on your side, you don’t have to feel powerless against the builder. Don’t wait until there’s a dispute to hire effective legal council. Get it up front – at no cost – before it’s too late.

If you have any questions, concerns, or feedback, we’ll be sure to address them directly or get the issue in front of the builder as soon as possible. You won’t have to take off of work or change your schedule – we’ll be there for you.
Neighborhood & School District Analysis
Nobody wants to buy a house and have an industrial park built in the backyard or an expanded roadway with speeding cars come ever closer to the house. In fast-growing communities, sometimes it’s tough to know exactly what things will look like 10 years down the road. While nobody can be absolutely certain, you can do your due diligence. We’ll check with the local, county, and state transportation departments for any planned roadways and we’ll research the community master plan and speak with local developers to see what is expected to go on around you. For many buyers, local schools make or break a buying decision. We’ll gather information on the district, identify local schools, and even talk to local officials to get the inside scoop on your new neighborhood. Just don’t ask us to help your kids with their homework – our dog ate it.
Financing Assistance
Most buyers know someone in the mortgage business that they trust. We’ll be happy to work with them. If you need some contacts or would like us to review your good faith estimate, we’d be happy to help. We think the best way we can help our clients get the best possible terms is to stay out of the financing business. Our clients are better served if we remain neutral and objective. Many real estate professionals are affiliated with certain lenders and some even make kickbacks disguised as “document preparation fees” or “application fees.” However, we think that the best way to save our clients’ money is to put less of it in other people’s pockets – including our own.
